Most Perth homes need gutters cleaned twice a year — once in April or May before the winter rains, and again in July or August after the main winter storm debris accumulation. Yes, every job without exception. We photograph each gutter section before we start and after we finish, and send the full report to you on the day. You can see exactly what was there and exactly what we removed. For property managers, these photos are compliance-ready and can be forwarded directly to owners.
Yes. Downpipe flushing is included in every clean. We check for blockages and flush each downpipe as we go. If a downpipe is blocked solid — common in older Perth homes with small-diameter or offset pop-dropper configurations — we'll advise on the best fix, whether that's a high-pressure flush or a replacement.
Not usually. As long as we can access the gutters safely and you've confirmed gate codes or access requirements beforehand, we complete the job and send you the photo report while you're out. We send an arrival notification and a completion message with photos. Most of our property manager clients never need to attend.

Our standard pricing covers vacuum cleaning over the top of gutter guards — extracting debris from the guard surface and any accessible gutter channel beneath. This is the approach that works for most properties and keeps the cost predictable.

Please let us know at booking if gutter guards are fitted. This allows us to quote correctly upfront — no surprises on the day. If we discover guards on arrival that weren't mentioned, we'll discuss options before proceeding.
Homes built before 1990 may contain asbestos-containing materials (ACM) — including asbestos cement gutters, fibro sheeting adjacent to gutters, or asbestos roof sheeting. ProFlo WA does not carry out any work on or near confirmed or suspected asbestos materials. Asbestos work requires a licensed asbestos removalist and is outside the scope of our services.
What this means for your booking: If your property was built before 1990, please let us know at the time of enquiry. Our crew will carry out a visual assessment on arrival. If asbestos-containing materials are identified or reasonably suspected — including cement gutters with a fibrous appearance, fibro fascia boards, or corrugated asbestos roof sheeting — we will not proceed with the job and no charge will apply.
Hard no: Confirmed loose-fill or friable asbestos on any part of the property is an automatic job decline. We will not work on these properties under any circumstances.
