Perth-specific advice and what to actually expect. From a crew that has done 300+ five-star jobs across the metro area.
From pricing and method to frequency and access. Everything you need to know before you book.
Pricing is based on your property's measured gutter length, roof height, pitch and blockage level. Two-storey homes and larger properties are priced higher to reflect access time and safety setup. We measure every job accurately before quoting — you won't get a vague estimate that doubles on the day. Call 0460 290 926 or request a quote online for a firm price.
Yes, significantly. Hand-scooping lifts the visible leaf layer but leaves the compacted silt at the base of the gutter — the layer that holds moisture, drives rust and eventually blocks downpipes. Our industrial vacuum system extracts the entire debris column, silt included, and seals it into the truck. Nothing is dropped on your lawn or tracked through your property. For Perth homes under heavy gum, jacaranda or plane tree canopy, the difference is especially visible.
Most Perth homes need gutters cleaned twice a year — once in April or May before the winter rains, and again in July or August after the main winter storm debris accumulation. Homes under heavy canopy — jarrah and marri in the hills suburbs like Kalamunda and Jarrahdale, jacarandas in Applecross and Dalkeith, plane trees in South Perth and Bayswater — often need three or four cleans per year. We'll give you an honest recommendation after the first clean rather than locking you into a schedule that doesn't fit your property.
Yes, every job without exception. We photograph each gutter section before we start and after we finish, and send the full report to you on the day. You can see exactly what was there and exactly what we removed. For property managers, these photos are compliance-ready and can be forwarded directly to owners.
Yes. Downpipe flushing is included in every clean. We check for blockages and flush each downpipe as we go. If a downpipe is blocked solid — common in older Perth homes with small-diameter or offset pop-dropper configurations — we'll advise on the best fix, whether that's a high-pressure flush or a replacement.
Not usually. As long as we can access the gutters safely and you've confirmed gate codes or access requirements beforehand, we complete the job and send you the photo report while you're out. We send an arrival notification and a completion message with photos. Most of our property manager clients never need to attend.
Yes. Two-storey access is a standard part of our service across Perth. Our crews are heights-trained and carry the equipment for elevated access. Pricing reflects the additional setup time required — we measure accurately so you're not quoted single-storey rates and charged more on the day.
We cover the full Perth metropolitan area. In the north: Joondalup, Wanneroo, Morley, Bayswater, Midland. In the western and river suburbs: Cottesloe, Fremantle, Applecross, South Perth. In the south: Canning Vale, Willetton, Kelmscott, Armadale, Jarrahdale, Rockingham and Mandurah. Also the hills suburbs including Kalamunda. See our suburb pages for specific local information.
Yes — fully insured for public liability and working at heights. We're also ISO 45001 (occupational health and safety), ISO 14001 (environmental management) and ISO 9001 (quality management) certified, independently audited. This matters for strata and government clients who require contractor compliance documentation.
Most single-storey Perth homes take between 45 minutes and 90 minutes depending on size and blockage level. Two-storey homes and larger properties take longer. We'll give you an estimate when we quote so you know what to expect on the day.
No. ProFlo WA does not carry out any work on or near confirmed or suspected asbestos-containing materials (ACM). This includes asbestos cement gutters, fibro sheeting adjacent to gutters, and asbestos roof sheeting — all of which may be present in homes built before 1990.
Asbestos work requires a licensed asbestos removalist and is outside the scope of our services. If our crew identifies suspected ACM on arrival, we will not proceed with the job and no charge will apply.
Hard no: Confirmed loose-fill or friable asbestos anywhere on the property is an automatic job decline. If you are unsure whether your property contains asbestos, the WA Department of Mines, Industry Regulation and Safety (DMIRS) has guidance on identification and licensed removalists in your area.
Yes, with one important distinction. Our standard pricing covers cleaning over the top of gutter guards — extracting debris from the guard surface and the accessible channel beneath. If you need the guard removed, the channel fully cleaned underneath, and the guard reinstalled, that is quoted separately as it takes significantly more time.
Please let us know at booking if gutter guards are fitted so we can quote correctly upfront. If we discover guards on arrival that were not mentioned, we will discuss options with you before proceeding.
What the different repair types mean, how we quote, and what to expect from our qualified roofing crew.
Pricing depends entirely on the repair type and scope. Repointing a small section of ridge cap is significantly different from rebedding and repointing an entire hip line. For most Perth residential properties, we quote directly from the gutter clean inspection — our crew photographs defects during the clean and provides a same-day repair quote at no extra callout cost. This means you know the price before you commit, with no separate site visit fee.
Bedding is the mortar base that ridge and hip tiles sit on. Pointing is the flexible compound applied over the top to seal the joint and shed water. When only the pointing has cracked or crumbled, we repoint. When the bedding itself has failed or the tile has shifted, we lift the tile, remove the old bed, re-set with fresh compound, then repoint over the top. Applying new pointing over a failed bed is a temporary fix — it looks right but fails again within a year or two, especially through a Perth summer where thermal expansion cycles stress mortar joints hard.
Look for cracked or missing mortar along the ridge line or hip ends, tiles that move when touched, or water entry in the ceiling after rain — particularly near the ridge or hips. Perth's hot, dry summers followed by wet winters put mortar joints under significant thermal stress. Most Perth tile roofs need attention within 15–20 years of installation. Our gutter cleaning crews inspect the roofline during every clean and flag concerns with photos — most clients find out about roofing issues through us before they become leaks.
Usually not. Our gutter cleaning crews are trained to identify and photograph roof defects during the clean, and provide a preliminary repair quote at the same time. This is included in the gutter clean price — no separate inspection fee. For larger or structurally complex repairs, we may schedule a dedicated roofing inspection, but this is the exception rather than the rule.
We carry the most common Perth tile profiles and colours — Monier, Bristile and standard terracotta profiles. For less common profiles, we can usually source a match with a short lead time. We'll tell you upfront if an exact colour match isn't achievable so you can decide whether to proceed or replace a wider section for visual consistency.
Simple repointing on a standard Perth single-storey home typically takes half a day. Rebedding a full ridge and hip line may take one to two days. Valley flashing replacement depends on valley length and access. We'll give you a clear timeframe in the quote — no open-ended jobs.
Yes — concrete and terracotta tiles across all standard Perth profiles, both flat and contour. We don't carry out metal roof or Colorbond sheet repairs as a primary service, but we can advise on the appropriate contractor for those.
Yes. Our roofing division is staffed by qualified roof plumbers. One holds a combined roof plumbing and tiling qualification including lead work — a rare skill set in Perth. All repairs are carried out to Australian Standards and we stand behind our work.
Yes. We offer a full written roof inspection report with photographs, suitable for insurance claims, pre-purchase due diligence, or body corporate compliance. Ask when you book and we'll include this with your service.
Warranty terms depend on the repair type and are confirmed in writing at the quote stage. We don't offer verbal-only warranties. Ask us when we quote and we'll put it in the document.

Method, pricing, frequency and how to know if dirty panels are costing you money.
Pricing depends on system size, storey height and access. Combining a solar clean with a gutter clean in the same visit reduces the overall cost compared to two separate bookings. We provide a firm price upfront — call 0460 290 926 or request a quote online.
Research consistently shows losses of 15–25% in typical Australian conditions after 12 months without cleaning. Perth's long dry summers — where panels can go from November to April without significant rain — mean soiling accumulates without any natural rinse. Panels near the coast (Cottesloe, Fremantle, Rockingham) also deal with salt film. In a typical 6.6kW Perth system, a 20% output loss represents roughly 2.5–3kWh per day — at current feed-in and usage rates, a clean often pays for itself within a single billing cycle.
Once or twice a year for most Perth homes. Coastal suburbs (Cottesloe, Fremantle, Scarborough, Rockingham) dealing with salt air benefit from twice yearly. Homes under heavy tree canopy — particularly gums, jacarandas and paperbarks common across Applecross, Kalamunda and the Swan Valley corridor — may need more frequent cleaning. If your inverter output has dropped without a weather explanation, dirty panels are the likely cause.
We use purified (deionised) water — water that has had all dissolved minerals removed — applied with soft bristle brushes. No chemicals, no detergents, no pressure washers on panel glass. Deionised water leaves no mineral residue when it dries, which means panels stay cleaner longer than after a tap water clean. Our method aligns with manufacturer cleaning guidelines and will not void panel warranties.
No — provided it is done correctly. Most panel warranties actually require periodic cleaning to remain valid. Our method (purified water, soft brushes, no abrasives, no chemicals) meets manufacturer cleaning guidelines. Using a pressure washer directly on panel glass or abrasive materials are the risks to warranties — and we use neither.
Yes, and we recommend it. One booking, one access setup, one visit — both jobs completed and one invoice issued. It's the most cost-efficient approach and the most popular option for our Perth clients. Ask about combined pricing when you call.
We follow safe working procedures around live systems. For single-storey systems with good access, we can often work safely without a shutdown. For two-storey or more complex access, we prefer the system in standby. We'll walk you through the shutdown process for your specific inverter when we book — it's usually two button presses.
Most standard Perth residential systems (6–13kW, single storey) take 30–60 minutes. Larger systems and two-storey access takes longer. Combined gutter and solar cleans are scheduled to allow time for both — typically a half-day booking.
We'll flag any visible physical damage — cracked glass, delamination, obvious hotspot discolouration, failing frame seals — in the photo report. We're not a certified solar electrician, so for suspected electrical faults (microinverter failure, isolator issues, string underperformance) you'll need a licensed solar electrician. But we'll make sure you know if something looks wrong so you can get the right person in.
