A leak inside your home rarely has an obvious entry point. Water travels along rafters and sarking before it drips, meaning the wet patch on your ceiling could be metres away from where it actually got in. We trace it back to the source.
A single broken tile is all it takes. Storm impact, foot traffic, thermal movement, or just age — once a tile cracks, rain has a direct path through the roof membrane and into the structure below.
Blocked or undersized gutters fill faster than they can drain. Water backs up, overflows behind the fascia, and soaks the top plate and ceiling. Often misread as a roof leak — the fix is a clean and downpipe clearance, not tiles.
Every pipe, vent, skylight, and antenna that passes through your roof is a potential leak point. The sealants and flashings around penetrations degrade over time — UV exposure, thermal cycling, and age all take their toll.
Ridge and hip cappings are held in place by a mortar bed and sealed with pointing compound. When the bed cracks and the pointing fails, cappings shift — opening gaps that funnel water straight into the roof space.
Roof valleys channel enormous volumes of water during heavy rain. When valley iron corrodes, valley tiles crack, or leaves build up and block flow, water backs up under the tiles on both sides and into the ceiling.
