Where roof leaks come from

Five common causes — and how we fix each one.

A leak inside your home rarely has an obvious entry point. Water travels along rafters and sarking before it drips, meaning the wet patch on your ceiling could be metres away from where it actually got in. We trace it back to the source.

🧱

Broken & cracked tiles

A single broken tile is all it takes. Storm impact, foot traffic, thermal movement, or just age — once a tile cracks, rain has a direct path through the roof membrane and into the structure below.

  • Full roof inspection identifies all cracked, slipped, or missing tiles
  • Individual tiles replaced or reseated on the spot where stock allows
  • Before-and-after photos provided for insurance or strata records
🌊

Gutter backflow

Blocked or undersized gutters fill faster than they can drain. Water backs up, overflows behind the fascia, and soaks the top plate and ceiling. Often misread as a roof leak — the fix is a clean and downpipe clearance, not tiles.

  • Industrial vacuum extraction clears debris that pressure washing can't reach
  • Downpipes rodded and flushed to restore full flow capacity
  • Gutter fall checked — low spots re-pitched if required
🔩

Failed penetrations

Every pipe, vent, skylight, and antenna that passes through your roof is a potential leak point. The sealants and flashings around penetrations degrade over time — UV exposure, thermal cycling, and age all take their toll.

  • All roof penetrations inspected for cracked or missing sealant
  • Flashings checked and reseated where lifted or corroded
  • Resealed with appropriate roofing-grade compounds

Failing repointing & rebedding

Ridge and hip cappings are held in place by a mortar bed and sealed with pointing compound. When the bed cracks and the pointing fails, cappings shift — opening gaps that funnel water straight into the roof space.

  • Ridge and hip line inspected for cracked or hollow bed mortar
  • Failed sections rebed with fresh mortar and repointed
  • Flexible pointing used to resist Perth's extreme summer heat cycles
🏔️

Valley & ridge failures

Roof valleys channel enormous volumes of water during heavy rain. When valley iron corrodes, valley tiles crack, or leaves build up and block flow, water backs up under the tiles on both sides and into the ceiling.

  • Valley tiles and iron inspected for corrosion, cracking, and blockage
  • Debris cleared from valley channels to restore full drainage
  • Corroded or holed valley iron replaced where required
Our process

How we track down a leak.

Water is deceptive. It follows the path of least resistance — which is rarely straight down. We work methodically from the outside in.

1

Internal assessment

We start inside — locating staining, damp patches, and drip points. This tells us the general roof zone to investigate, even if the actual entry point is elsewhere.

2

Full roof inspection

Qualified roof plumber walks the entire roof surface — tiles, ridge, hips, valleys, gutters, flashings, and all penetrations. Every issue is photographed.

3

Source confirmed & quoted

We tell you exactly what we found and what's required to fix it — clearly, with photos, before any work begins. No surprises.

4

Fix completed & documented

Where the repair can be completed in the same visit, we do it. You receive a written report with before-and-after photos — ready for your insurer, strata, or landlord.

Most leaks are found and fixed in one visit.

Because our roofing crew carry the most common repair materials on the ute — ridge mortar, sealant, pointing compound, spare tiles — we can often diagnose and repair in the same appointment. No waiting for a second tradesperson.

And because we do gutter cleaning at the same time, we're already on the roof. If a gutter clean is booked alongside a leak investigation, there's no separate callout fee for the inspection.

Don't ignore these

Warning signs you have a roof leak right now.

Roof leaks rarely announce themselves. By the time you see water inside, the damage has often been building for months. These are the signs to act on.

💧

Water stains on ceilings

Yellow-brown rings or spreading damp patches — especially after rain.

🤢

Musty smell in roof space

Moisture in the roof cavity creates mould before it's visible anywhere else.

🎨

Bubbling or peeling paint

Paint blistering on ceilings or walls near the roofline is a moisture red flag.

🌧️

Overflow during rain

Water pouring over the front of the gutter means a blockage is backing water into the fascia.

🔍

Visible cracked tiles

Spotted from the ground or on a previous inspection report — act before the next downpour.

🏚️

Sagging ceiling plaster

Saturated plaster is a structural risk. If it's sagging, the leak has been going for a while.

Dripping near light fittings

Water and electrics don't mix. This needs same-day attention — call us now.

🌿

Moss or lichen on tiles

Growth retains moisture and accelerates tile and mortar breakdown over time.
