What we do for strata

Every service your scheme needs — under one account.

Strata committees shouldn't need to manage three different contractors for gutters, roof repairs, and downpipes. We handle the full scope across the entire complex, from the initial inspection through to the compliance pack.

🌀

Vacuum gutter cleaning — whole complex

Industrial vacuum extraction on every gutter run across every block. Debris is sealed into the truck tank — nothing blown onto roofs, driveways, or resident vehicles. Every downpipe checked and cleared in the same visit.

🏠

Roof inspection & defect reporting

Every gutter clean includes a full roof inspection at no extra charge. Broken tiles, failed pointing, cracked ridge cappings, and blocked valleys are identified, photographed, and reported — so your committee has the information to act before small issues become insurance claims.

⚒️

Roof repairs — repointing & rebedding

When defects are found, our qualified roof plumbers can quote and carry out repairs on the same visit or a scheduled follow-up. Repointing, rebedding, tile replacement, valley repairs — all completed by our own crew, not subcontracted.

🔩

Downpipe inspection & clearance

Blocked downpipes cause gutter backflow and water ingress behind fascias. We rod and flush every downpipe across the complex, identify cracked or offset connections, and report underground drainage issues for your records.

🔍

Leak detection

If residents are reporting ceiling stains or internal water ingress, we can investigate roof-related leak sources across the complex — tracking the entry point, providing photo evidence, and quoting a repair in the same visit where possible.

☀️

Solar panel cleaning

Many strata complexes have solar systems on common-property roofs. We clean panels safely using our elevated-access equipment and provide condition reports — keeping your solar investment performing and covered under maintenance records.

Why strata managers choose ProFlo

One scheme. One contractor. Zero juggling.

Most strata schemes end up patchworking maintenance — different contractors quoting different blocks, no unified records, and a committee chasing completions across multiple invoices. We're built to eliminate that entirely.

We scope the entire complex in one site visit, return a single fixed quote for all blocks, and coordinate the clean with as many crews as the site requires to finish it in a single window — minimising disruption to residents.

Every strata account gets a dedicated point of contact. One phone number for everything — scheduling, access, queries, reporting. Your strata manager doesn't have to pass messages between departments.

And because we also do roof repairs, downpipe clearance, solar cleaning, and leak detection, we're the only contractor your committee needs to call for any roofline issue across the scheme.

✕  The piecemeal approach

Different contractors quoting different blocks. Separate invoices, separate completion dates, no unified documentation. The committee spends hours chasing updates and cross-referencing records. Roof defects found by one contractor aren't captured anywhere useful.

✓  The ProFlo approach

One site assessment, one fixed quote for the whole scheme. All blocks cleaned in a coordinated window. Roof defects identified and reported across every building. A single compliance pack delivered — photos, findings, invoice, and insurance certificates — ready for the AGM folder.

Built for body-corporate process

From quote request to AGM-ready records.

Four steps designed around how strata committees actually work — from approval through to the compliance folder.

1

Scheme assessment & fixed quote

We inspect the full complex — every block, storey, access point, gutter type, and roof surface — and return a single fixed price for the whole scheme. No surprises mid-job.

2

Committee approval & scheduling

We provide a written scope of works formatted for committee approval or AGM agenda items. Once signed off, we lock in dates, confirm resident access requirements, and coordinate entry arrangements.

3

Complex-wide clean & inspection

Multiple crews deployed simultaneously on larger schemes. Vacuum extraction on every gutter run, downpipes cleared, roof surfaces inspected. Every building photographed before and after, indexed by block.

4

Compliance pack delivered

Within a few business days: per-block photo report, written defect findings, single consolidated invoice, and insurance certificates. Everything your compliance folder needs in one delivery.

What your committee receives

Documentation built for the compliance folder.

Every strata job comes with a complete documentation package — not a one-line invoice and a handshake. Here's exactly what lands in your inbox when we're done.

📷

Before & after photo report

Timestamped photos for every block and building, delivered as a formatted PDF. Indexed by block and unit number — so any individual property can be pulled up in seconds if a resident or owner raises a query.

📝

Written defect findings report

Any roof defects identified during the clean — broken tiles, failed pointing, cracked cappings, blocked valleys, failed penetrations — are documented with photos, locations, and recommended actions. Ready for your maintenance register or committee agenda.

🧾

Consolidated invoice

One GST-compliant invoice for the whole scheme, formatted to your strata management software requirements. Itemised by block or building where required. No separate invoices to reconcile across multiple contractors.

🛡️

Insurance & compliance certificates

Current public liability certificate of currency ($20M), workers compensation, and ISO certification documents provided with every job. Accepted by strata insurers and body corporate managers Australia-wide.

📅

Maintenance schedule recommendation

Based on what we find, we'll recommend an appropriate cleaning frequency for the scheme — twice-yearly for high-leaf-fall complexes, annually for low-maintenance sites — so your committee can budget accordingly.

🔧

Repair quotes (where defects found)

If roof repairs are required, we provide itemised written quotes per building — formatted for committee approval. Quotes can be included in the same AGM pack as the maintenance report, making approvals straightforward.

Common questions

What strata managers ask us.

We do a free site assessment — walking the complex, counting blocks, identifying access constraints, and assessing gutter types and roof surfaces. From that we provide a single fixed price for the whole scheme. The quote is formatted for committee approval and can be included in an AGM agenda if required.
Yes — we can deploy multiple crews simultaneously across a large scheme. For very large complexes we may schedule across two consecutive days, but we'll confirm the exact programme in the scope of works so your committee and residents know exactly what to expect.
We work with whatever access arrangement you have in place. If the complex uses a key or code system for common property, we work from that. For any areas requiring resident notification, we can provide a template letter for the strata manager to send out. We're experienced at minimising disruption and working around occupied buildings.
We carry $20M public liability insurance, current workers compensation, and hold ISO 45001 (work health and safety), ISO 14001 (environmental), and ISO 9001 (quality management) certifications. We can provide certificates of currency before any work begins — simply request them when you book.
Yes. We service box gutters on flat or low-pitch sections as well as standard fascia gutters on pitched tile roofs. Our crew are heights-certified and equipped for both. If there are specific access challenges like limited clearance or shared rooflines, we assess those during the site visit and account for them in the quote.
It depends on the site — the number of trees, their species, and the local environment. Most Perth strata schemes we service benefit from twice-yearly cleaning: once in autumn (April–May, before the winter rains) and once in spring (September–October). High-leaf-fall complexes with large deciduous trees may need more frequent attention. We'll recommend an appropriate schedule in our post-job report.
