Established homes beside Bibra Lake with native wetland canopy generating debris year-round. Full vacuum extraction, condition report included.
Bibra Lake is a southern suburb defined by its proximity to the Bibra Lake wetlands and regional reserve — one of Perth's most significant natural areas, which creates a distinctive native canopy environment for surrounding residential properties. Homes bordering the reserve see significant debris from paperbarks, banksias and native she-oaks that drop continuously through both the wet and dry season rather than just in autumn. The industrial and commercial uses in the northern part of Bibra Lake also mean we service commercial properties in the area alongside residential gutter maintenance. We include a wetland awareness check in our Bibra Lake visits, ensuring debris removal doesn't affect drainage toward the reserve. Same-day photo report and condition documentation issued as standard.
Most cleaners hand-scoop into a bucket — leaving silt behind. Our industrial vacuum extracts everything into a sealed tank on the truck. Nothing dropped on your property.
Loose leaves out, silt stays. Debris on your lawn. No proof it’s done.
Full extraction — leaves, seeds and packed silt. Sealed into the unit, nothing on your property.

“Professional, efficient and friendly service. Francesco and Jimmy did an excellent job and showed me before and after pictures of those particularly hard to reach second storey areas. I can highly recommend ProFlo!”
“My gutters were pretty bad and last winter I was getting overflow. James turned up on time, work was completed within the hour and when I got home you couldn't even tell anyone had been, except for clean gutters.”
“I have used ProFlo for several years now. Greg and his team are very professional, punctual, organised and provide a value for money service. I really appreciate their customer focussed service.”
“Excellent communication. Organised everything via email and text. Technician was on time, emailed before and after photos. No mess left, downpipes cleared. Will be using again for our 6 monthly clean.”
Homes built before 1990 may contain asbestos-containing materials (ACM) — including asbestos cement gutters, fibro sheeting adjacent to gutters, or asbestos roof sheeting. ProFlo WA does not carry out any work on or near confirmed or suspected asbestos materials. Asbestos work requires a licensed asbestos removalist and is outside the scope of our services.
What this means for your booking: If your property was built before 1990, please let us know at the time of enquiry. Our crew will carry out a visual assessment on arrival. If asbestos-containing materials are identified or reasonably suspected, we will not proceed with the job and no charge will apply.
Hard no: Confirmed loose-fill or friable asbestos is an automatic job decline. Visit DMIRS WA for guidance on identification and licensed removalists.
